The exact steps depend on whether your license is voluntary inactive or involuntary inactive.

Start With the Type of Inactive Status

Florida has two different inactive statuses.

Voluntary inactive means you chose to keep the license inactive. You are not actively practicing, but the license can stay in that status as long as you keep renewing it properly.

Involuntary inactive usually means something was missed, such as continuing education or renewal requirements. That status has stricter deadlines.

That difference matters because the path back to active status is not the same.

Activating a Voluntary Inactive License

If your license is voluntary inactive, the process is usually more straightforward.

You generally need to:

  • complete the required continuing education
  • make sure the license is properly renewed
  • affiliate your license with a broker

Florida says a voluntarily inactive license can remain inactive as long as you wish, but you still have to renew every two years. To reactivate, you must show proof that you completed the continuing education for the renewal cycle immediately before reactivation.

Activating an Involuntary Inactive License

Involuntary inactive status is different.

If your Florida real estate license has been involuntary inactive for 12 months or less, Florida law allows reactivation after completing at least 14 hours of required continuing education.

If it has been involuntary inactive for more than 12 months but fewer than 24 months, Florida law requires 28 hours of commission-prescribed education.

If the license remains involuntary inactive for more than two years, it can become null and void. DBPR also notes that involuntary inactive licensees must complete reactivation education before the expiration date to avoid the license going null and void.

You Still Need a Broker to Go Active

Completing education is not the only step.

To have an active Florida real estate license, your license generally needs to be affiliated with a broker.

If you are not planning to actively sell homes, that broker does not have to be a traditional full-service brokerage. Many agents use a Florida referral only brokerage so they can stay active without taking on full-time production.

Why Some Agents Reactivate Their License

The main reason to reactivate is income.

An inactive license generally cannot be used to earn a real estate referral fee.

If you want to operate as a real estate referral agent, your license needs to be active and properly affiliated with a brokerage.

What to Watch For

Before you try to activate your license, check:

  • whether your license is voluntary inactive or involuntary inactive
  • whether your renewal is current
  • whether you owe CE or reactivation education
  • whether your license is close to going null and void
  • which brokerage will hold your license once active

The process is much easier if you stay ahead of the renewal and education requirements.
